You Really Have to See This

    Bellevue, Nebraska

Have you ever seen pictures of something and thought, "oh, that looks nice" but then you see it in person and are blown away and "nice" changes to "AMAZING!" Yeah, That is this house right here!

Look at this spacious living room! And doesn't that fireplace just give you the warm and fuzzies?!

I know you couldn't know this... but that carpet is WOOL and it feels so amazing against your tooties.

Those windows allow the most beautiful lighting to shine through and gives a great view of the tree line in the back yard

Just picture yourself eating breakfast here or sipping your morning brew.
                         .Bliss.

     "What's cookin', good looking?"

The master bedroom comes with a walk-in closet and full bath. Enough room for all your clothing, large tub, shower, and double sink. No more fighting for the sink in the morning! How great is that?

The other two bedrooms have wide windows, ceiling fans

and spacious closets! Great for those kiddos who always seem to have a ton of clothing!

The downstairs is probably my favorite. First thing you'll see is a door, leading to the cutest bathroom.

This little vanity area is perfect.

Through the bathroom is another bedroom. This would be a great guest room!

This living space is HUGE. The carpet is berber, so it is built to last you for almost forever *disclaimer, that is more than likely not entirely true*.

This is darn close to being a whole other kitchen! Just throw in a microwave, pop some popcorn, and watch a movie with the family! That's just a recipe for good family fun!

The grass doesn't get much greener than this, folks!

    Two Springs (That Sounds Nice!)

    Bellevue, Nebraska 68123

This beautiful home is on a 1/4 acre lot in the wooded area of Two Springs. This home was built in 2003 and has a 13 course (higher ceiling is all that means) unfinished poured foundation basement, sprinkler system, and is painted in neutral colors.
Enjoy this cozy fireplace in your very own living room on those cold winter nights. Throw on a snuggie, if you're into that sort of thing, and read a book while sipping on your hot cocoa.

You'll enjoy cooking in this large kitchen with matching white appliances. Unfortunately, you'll likely be asked to host Thanksgiving for the family now. At least you'll have plenty of counter top space!! *Smile*
This back yard is HUGE and is fully fenced in with a privacy fence. Set up a play area for the little ones (human or otherwise) and enjoy the sunny days while they last.

The elementary school is located just a block away and a large park just two more blocks out. Offut AFB and Highway 75 are less than three miles from this home and has easy access to most of the metro area.

    Wellness Wednesday #2

    I

Fourteen Habits of People Who Always Stay Fit

Every sit and think to yourself, "HOW," when you see those people who are just always physically fit?! Yeah, join the club! Here are Fourteen Habits of People Who Always Stay Fit by Cosmopolitan

    1) Exercise even if you only have 15 minutes to do it! Whaaat?! I am definitely guilty skipping the gym because I'm too tired and/or in a crunch for time. This makes sense though! Something is better than nothing!

    2)  Follow through with your plans. Let's be honest, you're not going to go to the closet and say to yourself, "man, I'm really glad that I sat on the couch all night last night." BUT! You will be happy with the results from exercise.

    3) Get a fitness tracker. The big thing now'a days is the FitBit but there is a variety of trackers out there. Just helps you to be conscious of intake to exertion ratio.

    4) Mix it up. It's easy to get bored with a routine but at the same time, if you're working the same muscles all of the time, you're going to keep getting the same results. Cosmo suggest maybe yoga one day, interval training the next, jogging, so-on and so-forth.

    5) Stay focused. If you're like the general population, the idea of going to the gym doesn't sound like a ton of fun. Instead of focusing on the BLEH, focus on the results and benefits!

    6) Act now. Don't wait until you are rushing to fit into a wedding dress or suit. You'll set yourself up for failure trying to reach unrealistic goals. Remember, if you want it to be for life, you have to change your life style!

    7)  Eat real food. No, sweets don't count as "real food." Anything is okay in moderation but if you're like me.. sometimes that means several intervals throughout the day *Eeek!*

    8) Minimize alcohol intake. Yeah, I know! It's yummy, but you are not only drinking in empty calories at a rate that you probably don't even notice, but you're also setting yourself up for failure. Tomorrow you'll be tired and dehydrated and the idea of getting up at working out probably won't sound the greatest!

     9) Work out at home. If the chances of you getting some calories burned are better at home, go for it. There is no written law saying that calories can only be burned in a gym!

    10) Use a foam roller. I don't know about you but when I read that I thought, "what the!?" Apparently if you get this little gem and use it for less than a minute before exercising, it will increase your range of motion and reduce soreness! No way!

    11) Exercise when you're sore. No one expects you to start benching Buicks when you're sore, but if you do a light workout, it helps to alleviate some of that soreness.

    12) Focus on how you want to feel rather than how you want to look. This is a big one for me. I will work my little heart out and then look in the mirror and say "WHY ISN'T IT WORKING!" Even if I feel like a million bucks, I am disappointed with the visible results. Just keep going and keep feeling better and that image will change! Be patient with yourself and have some faith in your abilities!

    13) Don't take on too much. The goal isn't to run the length of the Nebraska in under 20 minutes. The goal is to do some sort of physical activity. Eventually duration will increase with your strength and energy.

    14) Get some sleep. Maaaannn, I can get down with that! We've been hearing foreeeevvver that a good night's sleep has many benefits and its true! You're more likely to get up for that early morning gym session if you go to sleep at a decent hour!

    Wellness Wednesday #1

    Because You're Worth It

Sometimes in our busy lives, it is easy to forget about taking care of ourselves. When your physical, mental, and emotional health falls by the wayside, you feel it in almost every aspect of your life. That being said, I am hereby designating Wednesdays as "Wellness Wednesdays."

Today's topic: benefits of exercise and a highlighted workout. You might be surprised that smaller pant sizes aren't the greatest gain of regular fitness implantation.

    1. Reverses the effects of stress. According to US News Health, exercise reverses the detrimental effects of stress. Working out increased levels of serotonin, dopamine, and norepinephrine, which are what I like to call "happy chemicals." This plays a part in reversing the stress induced aging process.

    2. Lifts Depression. According to US News, there is research that suggests that burning 350 calories, three times a week, through sustained, sweat-inducing activity can reduce symptoms of depression. Again, when you get to movin', your happy chemicals get to flowin'.

    3. Improves Learning. When you exercise regularly, you increase the level of brain chemicals called "growth factors," which help establish new connections between brain cells that help us learn.

    4. Higher Level of Self-Esteem. You don't have to lose a bunch of weight to build a sense of pride in yourself. As you start to make personal improvements in your fitness, lifting more, running longer, your sense of self greatly improves with it.

     5. Euphoric. Interval training (bursting into sprints for 30-40 seconds), when repeated four times give you a a little more pep in your step throughout the rest of your day.

    6. Keeps the Brain Fit. Even the mild activity of a nightly walk after work keeps your brain fit and active. This helps reduce memory loss and keeps certain skills sharp.

    7. Fight Alzheimer's. According to US News, there is research that suggest that exercise is one of the best weapons against Alzheimer's.

    Highlighted Workout

    Cringing at your credit score?

According to freescore.com, average credit scores fall between 620 and 679, good credit scores are between 680 and 719, and, the ever elusive (for so many of us), excellent credit scores are 720 and up.

There is no doubt that having a "bad" credit score puts a lot of road block up when it comes to interest rates, loan approval, negotiating terms, and increasing your buying options. Sometimes it seems as though you will never be able to raise that score or make the major purchases you feel are necessary (i.e. cars and homes). My moto: take one thing at a time. Don't lose faith in your ability to overcome obstacles in your life, debt included.

Forbes Magazine posted an article in 2014, 11 Ways To Improve Your Credit Score, that highlights some simple, helpful tips and tricks.

    • Dispute errors. If you see something on your credit score that you don't recognize, investigate. Maybe this was wrongfully assigned or maybe you just forgot about something. You can file disputes at Equifax, Experian, and TransUnion.
    • Negotiate. Sometimes your financial circumstances change and you cannot pay your bills. It doesn't hurt to ask creditors to "erase" the debt or account that went into collections. "You can ask creditors to “erase” that debt or any account that went to collection. Write a letter offering to pay the remaining balance if the creditor will then report the account as “paid as agreed” or maybe even remove it altogether." You may also be able to ask for a "good-will adjustment," meaning that the credits may erase your red flag because you were a reliable customer prior to your financial crisis. You will need documentation proving the amount you paid on time until this point.
    • Check your limits. "Make sure your reported credit limits are current vs. lower than they actually are. You don’t want it to look as though you’re maxing out the plastic each month. If the card issuer forgot to mention your newly bumped-up credit limit, request that this be done."
    • Get a credit card. Don't use this as an excuse to go on a shopping spree! You will do more damage than good. If you use a credit card responsibly; don't charge too much, pay your bills on time, and if you are able to, pay more than the minimum balance.
    • Become an authorized user. If you are unable to get a credit card, you may be able to persuade your spouse, family member, or friend into adding you to his/her existing credit card account. Mind you, this is a huge favor and hearing NO is not outside the realm of possibilities.
    • Under-use your cards. "The “credit utilization ratio” should be no more than 30% and ideally even less. Harzog says that a 10% credit utilization ratio will “maximize this part of your FICO score.”" In other words, if you have a $2,500 credit card, you'll want to keep the bill below $750.
    •  Raise your credit limit. "Ask your creditors to increase your limit, i.e. making that Mastercard good for up to $3,000. Be careful with this one, though: It works only if you can trust yourself not to increase your spending habits accordingly. Otherwise you’ll be right back to using 66% of your credit each month and how will that look?"
    •  Don't close any cards. "Canceling a credit card will cause your available credit to drop, which doesn’t look good to a bureau. One way to keep a card active is to use it for a recurring charge such as a utility bill. There’s room for that in your budget, right?"
    • Mix it up. "Using a different kind of credit can make for a modest boost to your score. For example, you might take out a small personal loan from the credit union or buy a piece of furniture or appliance on installment (but only if you’re 100% sure you can and will meet the payment schedule)."
    • Pay your bills on time. "Seriously. Your payment history – including the ones you pay late or skip altogether – makes up a whopping 35% of your FICO score. If you’re absent-minded or merely overwhelmed (Hi there, parents of young children!), then for heaven’s sake, automate your payments. Even better than paying on time is to…"
    •  Pay your bills twice a month. " Using too much of your credit limit at any given moment doesn’t look good. Suppose your limit is $3,000 and a month’s worth of havoc (car repair, doctor bills, plane ticket for kid to get to college) means you’ve charged up $2,9000. Sure, you plan to pay in full by the 18th of the month – but until then it looks like you’re maxing out yet another card.
Instead, make one payment just before the statement closing date and second one right before the due date. The first will likely reduce the balance that the credit bureaus see and the second makes sure you won’t pay interest or a late fee."
